They probably would have wanted 335K for it several months back. This is just a few blocks from a friend of mine’s condo on Grand - I hope you like traffic, indeed.

I like the lot size, surprised it isn’t called “EZ care” or “low maintenance”, etc. Not sure how yet another small old bungalow is “historic”, only a few million of them out there. The security screen door also speaks volumes.

Yessir, it is (apparently) illegal in WA. In fact, even if it were finished, you can’t add below-ground living space into total square footage.

I did read a strange blurb that Oregon may be softer on the policy, not sure if true.

Ugh. I looked at a house that claimed to be something like 2,000 sqft for my mom. During the showing, we finished with the 1st floor and I literally (not figuratively ) asked “Wait... where are the stairs to the 2nd floor?” It was that small.  Turns out by 2,000 sqft, 3 bed, 2 bath, they were counting the unfinished basement as both square footage, a bedroom, and a bathroom. There was a half bath in the basement, but it was still an unfinished basement that you had to leave the house to access. They’d also counted the office as a bedroom as it met the legal definition .  The actual house was probably 1,200 sqft.

It could have been that builders idea of a spread footing, but by the 1950's/1940's when this house was built a spread footing was common practice and builders were not inclined to waste concrete on anything that was not necessary.

It does look like buttressed support perhaps for the front wall but it has no soil under it, i t’s hanging in the air. This mystery may go unsolved.

My wife and I regularly look for listings in our preferred areas. Well, this past weekend, I found a recently completely renovated flip house that we both absolutely love if not for three things, 1) the master bathroom needs to be expanded still, 2) the (just built) attached garage has no direct access into the home (so what’s the point of making it attached?), and 3) the location is too far into the suburbs, though we’d likely consider it in 5-7 more years.

I’ve been running the numbers comparing selling current and buying that house vs renovating our curr ent home. Some scenarios come up sell/buy and some come up stay and invest. We told our agent “nevermind” because of the 3 issues listed above, but we both still keep talking about the house now a week after finding it. We’re so torn...

I kind of like it to be honest, at least the shopping part. As far as the decision making process, that’s tough. Especially when you’re not looking to move, but would if the right place came up, and you have to consider all the possible scenarios and what ifs.
